Stewart Title has acquired ProTitleUSA, a nationwide title search and analysis company, for an undisclosed amount. The transaction brings the Pennsylvania-based provider of residential and commercial title services under the ownership of Stewart Title, a subsidiary of Stewart Information Services Corporation. ProTitleUSA will continue to operate under its existing brand, with its leadership team remaining in place to manage day-to-day operations.

ProTitleUSA specializes in title search and examination across all U.S. markets, serving both commercial and residential real estate sectors. The company operates offices in Southampton, Pennsylvania, its headquarters, as well as in Middletown, Rhode Island; Tucson, Arizona; Jacksonville, Florida; Orange County, California; and Montgomery, Texas. It also maintains a network of licensed abstractors and attorneys nationwide. A notable part of its business is a proprietary suite of products tailored to the second lien market, a segment that includes home equity lines of credit and subordinate mortgages.

For Stewart Title, the acquisition expands its capacity to handle high-volume title search work internally rather than relying on third-party vendors. ProTitleUSA’s technology platform, which allows clients to order title services via secure internet portals or APIs and track order status and documentation in real time, is expected to integrate with Stewart Title’s existing operational infrastructure. The deal also gives Stewart Title direct access to ProTitleUSA’s established relationships with lenders and investors active in the second lien space, an area where Stewart Title has had limited dedicated offerings.

The acquisition is part of a broader trend of consolidation in the title industry, where larger underwriters are absorbing specialized service providers to gain cost efficiencies and control over the supply chain. Stewart Title’s purchase of ProTitleUSA adds scale to its search operations and broadens its geographic footprint, particularly in the Northeast and Southwest, where ProTitleUSA has a strong presence. Financial terms were not disclosed, and the deal is expected to close in the coming weeks, subject to customary regulatory approvals.

Once completed, the combined entity will offer a more streamlined title search process for Stewart Title’s customers, with ProTitleUSA’s technology and nationwide coverage complementing Stewart Title’s underwriting and closing services. The integration is likely to focus on aligning ProTitleUSA’s order management systems with Stewart Title’s existing platforms, while preserving the flexibility that ProTitleUSA’s clients currently rely on. The second lien product line is expected to remain a distinct offering, giving Stewart Title a competitive edge in that niche market.
