American Healthcare REIT has acquired LCB Senior Living, LLC for $696.0 million. The transaction, structured as an all-cash purchase, adds a substantial portfolio of senior housing communities to the real estate investment trust’s holdings. LCB Senior Living, headquartered in Norwood, Massachusetts, will operate as a wholly owned subsidiary following the close of the deal.
LCB Senior Living is a senior housing operator and developer with roots dating back to 1994. The company was among the first providers of modern senior living in the New England region and currently owns and/or operates communities across New England and the Mid-Atlantic states. Its properties offer Independent Living, Assisted Living, and Reflections Memory Care options, a service line that has become a differentiator in the sector.
For American Healthcare REIT, the acquisition expands its geographic footprint into densely populated markets along the Eastern Seaboard, an area with favorable demographic trends for senior housing demand. The purchase also brings in an experienced operating platform, as LCB’s management team will remain in place to oversee day-to-day operations. This structure allows the REIT to retain the operational expertise that has driven LCB’s community-level performance.
The deal is expected to be immediately accretive to American Healthcare REIT’s normalized funds from operations. By integrating LCB’s portfolio, the REIT gains a mix of stabilized assets and development projects that can support future growth. The Reflections Memory Care segment, in particular, addresses a growing need for specialized dementia care, a niche with limited supply in several of the acquired markets.
With the acquisition complete, American Healthcare REIT now manages a larger, more diversified portfolio across multiple senior housing segments. The combined entity will focus on integrating LCB’s communities into its existing management framework while preserving the local brand recognition that LCB has built over three decades. The transaction positions the REIT to benefit from sustained demand for senior living services in the Northeast and Mid-Atlantic regions.
